Full Fit Out of 15 Luxury Apartments Plus Full MEP

Continuing with EE Smith’s movement towards Full Fit Outs, we are proud to announce our latest New project – a Full Fit Out of Knightsbridge Gate block.

Working closely with the fantastic MSMR architects, EE Smith are looking forward to the development of the originally built 1902, Grade II listed building into 15 lateral and duplex apartments.

This century old Grade II listed building, designed by architect WD Caroe for the Church Commissioners, is being redeveloped by Dixon Jones for Cheval Property as a mixed use building with residential apartments that have an ideal relationship to Knightsbridge.

The building’s fine façade needs repair and the rears of the buildings were built piecemeal and not consistent in nature or quality with the street frontage.  Occupying a whole block length on Knightsbridge, the façade will be refurbished, and the roofscape reinstated.  A new structure will be inserted behind to house new high quality mixed use accommodation. Distribution of circulation and uses will be rationalised to follow the parti established by Caroe.

Within the Albert Gate Conservation Area, a new 100 m long rear elevation, characterised by terrace and garden, will complement the architecture of Caroe’s street facade. A combination of new and refurbished spaces will provide a residential led redevelopment of the site which will also include shell and core retail at street level and lower ground along with CAT A offices over the first and second floors.

Due to the particular form of the original piecemeal building behind a well-considered façade, this mode of redevelopment emerged as the most appropriate in discussion with English Heritage and Westminster planners.  With all options tested for feasibility justification for the proposals was put forward and subsequent Planning, Listed Building and Conservation Area consents granted.
